How much a bank lends
Two limits apply: your repayments as a share of net income, and the loan as a share of the price (CSSF: up to 100% for a first home, 90% for another main home, 80% for an investment). The lower one decides.
What you pay yourself
The deposit plus the buying costs: 7% registration (on the land share for a new build, minus the Bëllegen Akt credit for a main home), VAT on new builds and notary fees.

Mortgage rates: the BCL/ECB average on new home loans, updated monthly. Prices: recorded sales per commune (STATEC / Observatoire de l’Habitat), adjusted for size.
